What Is Infrared Thermal Imaging in a Home Inspection?
Thermal imaging uses an infrared camera to detect temperature differences across surfaces. Where a standard home inspection relies on what is visible to the naked eye, a thermal inspection sees what is hidden — moisture trapped behind drywall, insulation gaps inside walls, and electrical components running dangerously hot. None of these show up on a standard visual inspection.
At CHI Home Inspections, thermal imaging is performed by Calgary’s highly rated, Board-Certified Master Inspector (CMI®) — the highest designation in the North American inspection industry. Cliff Keveryga holds FLIR-certified thermography training and brings years of Calgary construction experience to every infrared scan.
Thermal imaging is not a guarantee that every defect will be found — no inspection tool is. What it provides is a significant advantage. You get objective, camera-documented evidence of conditions that would otherwise remain invisible until they became expensive problems.

Thermal Imaging Inspection Services We Offer
Infrared scanning available as a standalone service or added to any home inspection.
Thermal Imaging Add-On
Already booked a standard inspection? Add thermal imaging to any inspection for a comprehensive scan of hidden moisture, heat loss, and electrical hotspots. One visit, one report, complete picture.
Pre-Purchase Thermal Scan
Buying a home? Thermal imaging reveals what a visual inspection cannot — active moisture behind drywall, missing insulation, and overloaded circuits. Know before you commit.
Pre-Listing Thermal Scan
Sellers who add thermal imaging eliminate surprise renegotiations. Identify hidden defects before your buyer does. Price confidently and close faster.
Heat Loss Assessment
Calgary winters are brutal. We scan your building envelope to find exactly where heat is escaping — insulation gaps, air leaks, and thermal bridging that drive up your energy bills.
Electrical Infrared Inspection
Overloaded breakers and failing connections generate heat long before they fail. Infrared scanning detects electrical hotspots invisible to the naked eye — before they become a fire hazard.
Moisture & Water Intrusion Scan
Water damage is the most expensive hidden defect in Calgary real estate. Thermal imaging identifies active moisture intrusion behind walls, under floors, and around windows without opening a single wall.
What Can Thermal Imaging Detect?
Our FLIR infrared camera scans the full building envelope and interior systems for conditions invisible to the naked eye.
- ✓Hidden moisture & water intrusion
- ✓Missing or damaged insulation
- ✓Air leaks & thermal bridging
- ✓Heat loss through walls & ceilings
- ✓Electrical hotspots & overloaded circuits
- ✓Failing breakers & loose connections
- ✓Roof leaks & attic moisture
- ✓Ice damming damage (winter scans)
- ✓Foundation moisture seepage
- ✓Plumbing leaks behind walls
- ✓Window & door seal failures
- ✓Radiant floor heating failures
- ✓HVAC duct leaks & blockages
- ✓Mould-risk moisture zones
- ✓Energy efficiency gaps
- ✓Pest activity heat signatures
Findings vary depending on conditions at the time of inspection. Best results occur with a minimum 10°C temperature differential between interior and exterior.

Thermal Imaging Inspection — Frequently Asked Questions
Straight answers to the questions Calgary buyers, sellers, and homeowners ask most about infrared inspections.
A standard home inspection is a visual examination of what is accessible and visible. A thermal inspection uses an infrared camera to detect temperature differences that reveal hidden conditions — moisture behind drywall, missing insulation inside walls, and electrical hotspots inside panels. At CHI, thermal imaging is available as a standalone service or as an add-on to any standard home inspection. The two together provide the most complete picture of a property’s condition.
For most Calgary buyers, yes — and the math is straightforward. A thermal scan costs a fraction of what a single hidden defect costs to repair. Active moisture behind drywall leads to mould remediation. A failing electrical connection leads to panel replacement or worse. Missing insulation means years of inflated heating bills. If the scan finds nothing, you have documented proof the home is tight. If it finds something, you have leverage. Either way, the scan pays for itself.
Pricing depends on the size of the property and whether thermal imaging is added to a standard inspection or booked as a standalone service. CHI offers thermal imaging as an add-on to any home inspection and as an independent infrared scan. Contact us with your property address and we will provide a specific quote. Most clients find the cost of a thermal scan is a fraction of the repair bills it helps them avoid.
Winter is actually the ideal time for a thermal inspection in Calgary. Infrared cameras work by detecting temperature differences — the greater the difference between inside and outside temperatures, the more clearly the camera reveals heat loss, insulation gaps, and moisture issues. Alberta winters, with temperatures regularly dropping below -20°C, create excellent conditions for thermal scanning. A summer scan is still useful for moisture and electrical defects, but winter produces the sharpest thermal imaging results.
They are the same thing. Infrared inspection, thermal inspection, thermal imaging inspection, and thermography inspection all refer to the same process — using an infrared camera to detect heat signatures across surfaces. The different terms come from the technology (infrared camera), the output (thermal images), and the professional field (thermography). At CHI, our inspector holds FLIR thermography certification and uses professional-grade equipment — not the consumer-grade cameras sometimes used by less specialized inspectors.
