A pre-purchase inspection is ordered by the buyer to understand the condition of a home before committing to the purchase. A pre-listing inspection is ordered by the seller before putting the home on the market. Both use the same thorough process — the difference is who benefits. Sellers who pre-inspect avoid surprise renegotiations, while buyers who inspect protect themselves from inheriting costly defects.

Does a home inspection cover condos and townhouses in Calgary?

A condo inspection focuses on the interior unit systems — electrical, plumbing, HVAC, windows, and finishes — as well as any accessible common areas. It does not replace a review of the strata corporation documents, which your lawyer or realtor should handle separately.

What Calgary-specific issues does CHI look for during an inspection?

Calgary’s climate and housing stock create specific risks that out-of-province inspectors often miss. CHI specifically looks for Poly-B plumbing common in homes built between 1978 and 1995, foundation settlement related to expansive clay soils, hail-damaged roofing, ice damming in attics, and heat loss issues unique to Alberta’s extreme temperature swings. Can I book a spot inspection for just one area of concern?

Yes. If you do not need a full inspection — for example, you are concerned about a specific roof, a foundation crack, or a suspicious stain — CHI offers Spot Inspections scoped and priced to your exact need. Yes. CHI Home Inspections serves Calgary and all surrounding areas including Okotoks, Airdrie, Cochrane, Chestermere, High River, and Strathmore.
