If you watched the Calgary news last week - you saw a story about a family who had a pet affecting hot water leak - after moving into their new home.  It was undetermined whether the issue occurred prior to the owners moving in - or after.  The home owner interviewed - said to the camera "I wish I had gotten a home inspection before I moved in." You are buying a brand new home.  It was just built and everything about it is new and clean and perfect.  You may be buying from a developer, trusted builder...or you might have had the house designed by your own architect, exactly to your own specifications.  Either way, you are getting a brand new house and you shouldn't have any problems with it for some time.  There is no need for a home inspection.  Right? Wrong.  Every home purchase - new or pre-owned - can benefit from the services of a Professional Home Inspector.  I personally used to offer this service for a well established builder in Calgary.  I was hired by the builder (at their expense) - as an impartial third party.  I performed multiple home inspections for the builder's client - all throughout the building/construction process.  The clients felt very comforted, knowing that I did not work for the builder, and my advice and recommendations were all for their benefit.  A New Construction Home Inspection can pay for itself many times over.  This is the time to be over cautious.  A home inspection is one of the most important steps you can take - to make sure your new home is a sound investment - and a safe place to live.
